Hyperscale Campus Redevelopment Project in London

Demolition to Full Redevelopment. Hyperscale Secured. That’s the Black & White Way.

Black & White Engineering led a multidisciplinary team through the demolition and full redevelopment of a London campus, delivering design from Stage 1 through to Stage 4 before novation to Shell & Core and Fit Out contractors. The project was designed with hyperscale end-users in mind from the outset an approach that proved decisive in securing both buildings for a single hyperscale tenant.

The Brief

The project required end-to-end design leadership across a complex redevelopment programme, from initial feasibility through to construction-ready documentation. With a hyperscale operator as the target occupier, the design needed to demonstrate deep understanding of hyperscale requirements at every stage from infrastructure topology through to operational flexibility.

Our Approach

Multidisciplinary Design Leadership

Black & White led the full design team across all disciplines, coordinating a complex programme from demolition through to Stage 4 completion. Design intent was maintained throughout, with a clear handover strategy to Shell & Core and Fit Out contractors built in from the start.

Hyperscale-Focused Design Strategy

Our design approach was aligned to hyperscale operator requirements throughout — not adapted for them after the fact. That market understanding, embedded from Stage 1, was directly instrumental in securing both buildings for a single hyperscale tenant.

The Result

• 80MVA campus redevelopment delivered across two buildings, from demolition through to Stage 4
• Design approach directly enabled successful lease to a single hyperscale operator
• Seamless novation to Shell & Core and Fit Out contractors with full design integrity maintained
• Full multidisciplinary coordination managed in-house across all design stages
