When two international data centre providers formed a joint venture to enter a new market, they needed a design partner capable of leading the full programme from day one.
Black & White Engineering served as Lead Design Consultant across the full programme, managing the entire design team and delivering all MEP disciplines in-house. The result is one of the region’s largest and most technically ambitious campus developments on programme, to certification.
The Brief
The project required rapid mobilisation to meet an ambitious delivery timeline. The campus spanning over 30 data halls across four buildings and more than 75,000 square metres of gross floor area needed to achieve Uptime Institute Tier III and LEED Platinum certification, while maximising site capacity and coordinating a complex on-site utility substation with the local grid provider.
Delivering at this scale, in a market with limited hyperscale construction experience, called for a team capable of providing both technical leadership and full-time on-the-ground presence throughout design and construction.
Our Approach
Lead Design Consultancy Across All Disciplines
Black & White engaged and managed the full design team including architects, civil and structural engineers, security, environmental, acoustic, fire safety and specialist consultants. Additionally delivering all MEP disciplines in-house, including HV/MV, controls, CFD and LEED sustainability.
Site Optimisation Through Collaborative Design
Through extended concept design collaboration, our team optimised the site layout to increase IT capacity by over 20% from initial feasibility without expanding the site footprint. This discipline-led planning unlocked significant value for the client before a single foundation was laid.
BIM-Led Delivery
All core disciplines worked within a single, coordinated BIM model later adopted by the General Contractor to enhance design-for-manufacture-and-assembly opportunities. We authored and managed the BIM Execution Plan, enabling condensed design stages and a fast-track tender process.
Full-Time Site Presence
Given the scale of the campus and the local market context, our team maintained a full-time site presence throughout construction ensuring design compliance, upholding quality standards and providing real-time technical support to the contractor.
Utility Coordination
We managed extensive coordination with the local grid provider, delivering an integrated on-site primary substation as part of the campus infrastructure a technically complex workstream handled in-house alongside the wider design programme.
